Chimney renovation
chimney 1
Chimney stacks can deteriorate through general erosion of the mortar jointing and care should be made to ensure that pointing is not porous, flashings are watertight and in lead, chimney pots are secure in sound cement and that all closed flues are adequately capped and vented.

Leaning chimney stacks are very common in older properties and are caused by the sulphates in the exhaust emissions of solid fuel fires. The sulphates condense on the exposed side of the chimney stack and cause the mortar jointing to expand. The net result is that the chimney through time will start to lean.

Chimneys and their flashings account for a large percentage of the leakage and rot that occurs to the main roofs. Correct routine maintenance can prevent more expensive maintenance from being required in the future

Refurbishment

The refurbishment of existing buildings accounts for a large proportion of the work carried out by the construction industry. In common with other structural elements and materials, roofs have a limited life and should be refurbished before deterioration causes damage to the rest of the building.

There are many reasons why it may be necessary to refurbish a roof including;

  • The waterproofing membrane may have reached the end of its serviceable life.
  • The thermal insulation is not good enough, it has become increasingly important to conserve energy and there are still many buildings, which do not achieve the minimum requirements. These can often be brought up to current standards by installing additional insulation during refurbishment.
  • A change of use may be intended. Occupiers of buildings with flat roofs are often able to enjoy the advantage of increasing their living space by using the roof as a terrace or roof garden. Many existing flat roofs may be modified to take pedestrian traffic or soil for a roof garden.
  • The waterproofing may be damaged. Apart from normal ageing, flat roofs often suffer from the effects of poor design, poor installation, lack of maintenance, or mechanical damage.
  • The tiles/slates are suffering from nail sickness.
  • The tiles/slates have de-laminated from frost damage.

Roof maintenance

Regular maintenance is essential for cost effective property management. Flat roofs are no exception since they are so fundamental to the protection of your property and consequently its value. Roofing system manufacturers recommend that your roof is regularly inspected to check for damage not covered by any guarantees. If neglected, as with any aspects of your property, flat roofs can fail, resulting in serious damage to roofing insulation and the structure of the property. Maintenance should be planned to avoid costly non-budgeted bills.
